Locate storm sewer on Killdeer Drive in the road right -of -way. <br />The storm sewer has been revised on Killdeer Drive so that it is located within the street right -of -way. <br />Item has been addressed. <br />3. A 16.5' average wetland buffer of native wetland/prairie vegetation is recommended from the delineated <br />wetland edge to the lawn areas. <br />As discussed with City Staff, the wetland buffer for this project is shown as 10' in width. <br />Item has been addressed. <br />4. Show all storm sewer and pond easements on the plan. <br />All drainage and utility easements are shown on the revised <br />Item has been addressed. <br />5. It appears that the existing wetland high water level indicated on the plan does not include the wetland to <br />the east of Pheasant Run South. Please clarify. <br />The RCWD has indicated that the HWL in the wetland area of this project is 892.0. This elevation is <br />shown on the revised plans. <br />Item has been addressed. <br />6. Indicate the emergency overflow elevation and location of the existing wetlands and pond on the plan. <br />As stated above, the emergency overflow has been established on Pheasant Run South and is shown on <br />the revised plans. <br />It appears that the emergency overflow for both existing Pond 1P and the wetland upstream of the <br />3' x 6' box culvert is located at the low point of Pheasant Run South. Ensure that the low opening <br />of existing homes and proposed lots adjacent to Pond 1P and the existing wetland upstream of the <br />3' x 6' box culvert are 1' above the emergency overflow elevation. <br />Update the emergency overflow elevation at the low point of Pheasant Run South on the grading <br />plan to the elevation of the top of curb or centerline of the road, whichever is greater. <br />7. Low floor elevations for lots located on Pheasant Run South are required to be a minimum of 2' above <br />the 100 -year elevation of the existing wetland. <br />The RCWD has indicated that the HWL in the wetland area of this project is 892.0. The low floor <br />elevations of the lots in question are a minimum of 2' above that elevation. <br />
