Responses to preliminary drainage review comments submitted by McCombs Frank Roos Associates, <br />Inc. dated May 22, 2006. <br />2. Preliminary Grading and Erosion Control Plan, submitted by McCombs Frank Roos Associates, Inc. <br />dated April 10, 2006, and revised May 22, 2006. <br />3. Geotechnical Report submitted by Interstate Geotechnical Engineering, Inc. dated May 24, 2006. <br />Drainage Review Comments: <br />1. The preliminary geotechnical report concludes that ground water is found between 0' to 8.4' and has <br />potential to fluctuate upward as much as 3.5' to 4.25'. It may be difficult to maintain groundwater <br />separation from the storm sewer. Alternative solutions must be provided to maintain groundwater <br />separation. <br />A 4' (minimum) separation is provided between the groundwater and the basement floor elevations <br />(Lots located in Block 6 and 7 have been raised to meet this requirement). <br />Provide an anticipated high ground water elevation. Low floor elevations shall be 4' above the <br />anticipated high ground water elevation. <br />NPDES standards require 3' of separation between the bottom of infiltration basin 4P and <br />seasonally saturated soils. <br />1. The City suggests locating roadway low points to provide emergency overflow routes along side <br />property lines. <br />An emergency overflow has been established at the low point on Pheasant Run South and Killdeer <br />Drive. <br />Item has been addressed. <br />An Employee Owned Company Promoting Affirmative Action and Equal Opportunity <br />
