AGENDA ITEM V.A. <br />• <br />STAFF ORIGINATOR: Paul Bengtson <br />MEETING DATE: August 9, 2006 <br />TOPIC: Golden Acre <br />Rezone From Rural to R -1 <br />Variances for Lot Depth, Lot Width, and Lot Area <br />Preliminary Plat <br />Allocation of 1 Acre of MUSA Reserve <br />BACKGROUND <br />Tim Anderson has requested approval of the Golden Acre plat. Much like Hailey Manor and Cavegn Estates <br />previously, this project involves the redevelopment of an existing residential lot in the Mar Don Acres <br />neighborhood into a total of four residential lots. The proposed plat would accommodate the existing dwelling <br />on lot 1, another buildable lot fronting Lois Lane, and two buildable lots fronting Arlo Lane. <br />To accommodate the development proposal, the following approvals are necessary: <br />1. Rezoning from R (Rural) to R -1 (Single Family Residential) <br />2. Preliminary plat <br />3. Variances <br />Lot depth: 132' instead of 135' (all four lots); <br />Lot width: 77.5 feet instead of 80 (lot 2); <br />Lot area: 10,230 square feet instead of 10,800 square feet (lot 2); and <br />Side Setback: 6.27 feet instead of 10 feet.(lot 1) <br />4.
