AGENDA ITEM V.A. • STAFF ORIGINATOR: Paul Bengtson MEETING DATE: August 9, 2006 TOPIC: Golden Acre Rezone From Rural to R -1 Variances for Lot Depth, Lot Width, and Lot Area Preliminary Plat Allocation of 1 Acre of MUSA Reserve BACKGROUND Tim Anderson has requested approval of the Golden Acre plat. Much like Hailey Manor and Cavegn Estates previously, this project involves the redevelopment of an existing residential lot in the Mar Don Acres neighborhood into a total of four residential lots. The proposed plat would accommodate the existing dwelling on lot 1, another buildable lot fronting Lois Lane, and two buildable lots fronting Arlo Lane. To accommodate the development proposal, the following approvals are necessary: 1. Rezoning from R (Rural) to R -1 (Single Family Residential) 2. Preliminary plat 3. Variances Lot depth: 132' instead of 135' (all four lots); Lot width: 77.5 feet instead of 80 (lot 2); Lot area: 10,230 square feet instead of 10,800 square feet (lot 2); and Side Setback: 6.27 feet instead of 10 feet.(lot 1) 4.
