Lakewood Apartments, page 2 <br />Oeveals/Recesses: The removal of the 2 inch reveals surrounding the windows has raised a greater concern <br />about the unwillingness of contractors to warranty some of the elements involved in that type of construction <br />and the possibility that it can not be accomplished when the hardi -board siding product is used. The current <br />requirements of the standards are as follows: (There are two different citations -one for commercial and one for <br />residential) <br />Reveals. Windows and doors must be recessed at least two inches from walls or exterior trim to create <br />shadow for visual interest. <br />Recesses. Windows and doors must be recessed at least two inches from walls or exterior trim to create <br />shadow for visual interest. <br />Any decision to allow Hartford to not meet this requirement will more than likely trigger the need to revise this <br />section of the design standards for the Legacy project. <br />Color Palette: The third color being added to the palette does help to further accentuate the `bay' approach <br />which is intended to create the look of multiple buildings built with zero lot lines. Staff supports the use of this <br />third color. <br />Central Element: The central element of the building has been differentiated from the other elements of the <br />building and therefore staff feels this proposal meets the intent of the condition of approval recommended by <br />staff and approved by the City Council. <br />• <br />ACTION <br />Staff needs a recommendation from the board to forward to the City Council. Additionally, direction on <br />whether the board would support amending the development standards is needed. Any amendment to the <br />development standards will require a public hearing and will therefore need to follow on an upcoming agenda if <br />that is the direction given by the board. <br />ATTACHMENTS <br />1.
