Planning & Zoning Board November 8, 2006 Page 8 Mr. Nelson wondered if the 17 acres was ready to develop, and signalization was put in, what would happen if Sadder's was there and the right -of -way was not available — could they condemn. Mr. Smyser replied that is a possibility. Mr. Smyser asked the board members for any comments to the plan, and asked for approval to move ahead unless they saw any red flags. Mr. Laden thanked staff for the work on this project and added it is great to see such extensive planning in a key location in the city. Mr. Laden made a MOTION to recommend approval to proceed with the Public Review Process for the CSAH 49 /County Road J Master Plan. Motion was supported by Mr. Nelson. Motion carried 4 - 0. Mr. Laden asked if there were additional areas of the city that would be considered gateways such as this. Mr. Smyser said that none are initiated, but they are considering a similar approach to the Lake Drive/Main Street intersection. He added some of the quadrants in the 35E area are possibilities, but there are no specific plans. Mr. Tralle mentioned that he spoke with a gentleman regarding the St. Paul Regional Water Services who spoke very highly of how staff conducted themselves and did an in- depth study of what occurred and that he appreciated staff's work. VI. DISCUSSION ITEMS A. Expiring Board Appointments Mr. Smyser pointed out that three members of the P &Z Board are approaching the end of their terms, and reminded the board members that they are required to reapply if they are interested and that applications are on the city's website. Mr. Root, Mr. Hyden and Mr. Pogalz's terms will expire at the end of the year. VII. ADJOURNMENT Mr. Nelson made a MOTION to adjourn the meeting at 9:16 p.m. Motion was supported by Mr. Laden.
