Rd J Master Plan <br />The Open House on November 15, 2006 had over 60 attendees by visual count (42 signed in); there were <br />6 display boards exhibited including: <br />1. aerial photo of study area with photos of the existing commercial properties <br />2. final draft of proposed master plan <br />3. alternate master plan, incorporating a "big box" (grocery or similar use) <br />4. rendered sketch of the CR J and Hodgson NW corner <br />5. rendered sketch of the CR J and Hodgson NE corner <br />6. rendered sketch of the new proposed intersection on Hodgson Rd. <br />Jeff Smyser, City Planner, gave an introduction to the project, noting that the study has been underway for <br />just over 2 years, and that there was a previous public Open House in March 2005. He noted that it has <br />taken a long time to develop a workable strategy for providing the infrastructure (sewer, water, roads) <br />needed to further develop this area. He described the proposed improvements to the CR J and Hodgson <br />Rd intersection and the compromise reached with the County on the location of a new intersection north of <br />the intersection on Hodgson Rd. Jeff also introduced Carolyn Kral!, AIA , the consulting planner and <br />urban designer, who briefly described the master plan. <br />The discussion was opened up to questions and then the public was invited to look at the exhibits, talk to <br />the planning team and submit comment sheets. There were several initial questions: <br />1 How was the public notified? Some attendees were not aware of the study going on. Jeff <br />responded that there was a notice in the local papers (and an article), it was posted on the City <br />web site, and a written notice was mailed to all property owners within 600 ft of the study area. <br />2. How much infrastructure work is there and can it be phased? Jeff responded that whatever is put <br />in (sewer for instance) needs to accommodate the master plan, so the work doesn't need to be <br />redone in a few years; it is anticipate that the new development's pay for the bulk of the <br />infrastructure needed to serve their developments. <br />Then several property owners expressed a desire to talk to each other directly, rather than directing <br />comments or questions to the planning team. Wendy Fritz expressed her frustration with how long the <br />planning process has taken. She is eager to develop her family's property (17 acres, NW portion of study <br />area) and invited attendees to tell her their ideas or concerns directly, so they can be considered and the <br />planning moved forward. <br />` Landform Engineering Company doing business as Landform <br />Page 1 <br />
