Specific <br />requirements are listed below in g., "exterior lighting ": illumination shall not <br />exceed four - tenths (.4) foot candle at ground level when measured at any <br />boundary line with an adjoining residential property or any public property. <br />Because of the bright lighting below a canopy, the city should consider the <br />impacts of operation and lighting of the site: is a 24 -hour site intended? <br />5) The architectural design, colors, and character of the canopy shall be consistent with <br />the principal building on the site. <br />• We received an elevation of a canopy. The canopy material is a brown metal. <br />The principal building is brown masonry with a green metal Mansard roof. <br />On recent motor fuel canopies that have been approved by the city, one was <br />EFIS and one was metal. Both have brick around the supporting columns. <br />Staff would recommend brick around the columns of this new proposal. <br />The property owner has not determined what gas company will have the <br />contract for the site, so the canopy design is not yet known. This makes it <br />difficult to review the proposal and make recommendations. <br />6) Signage may be allowed on a detached canopy in lieu of wall signage on the <br />principal structure, provided that: <br />a) The individual canopy sign does not exceed more than twenty (20) percent of the <br />canopy facade facing a public right -of -way. <br />• There currently is no signage on the convenience store part of the building <br />because the store space has been vacant. Canopy signage must be included in <br />the total amount of wall signage allowed, which the canopy design and <br />signage linked design elements. The sign ordinance requires a comprehensive <br />sign plan whenever a single principal building has three or more businesses. <br />Without an overall signage plan, we cannot determine compliance. This is an <br />incomplete item. <br />7) Canopy posts /sign posts shall not obstruct traffic or the safe operation of the gas <br />pumps. <br />• The canopy posts are not problems, the canopy location overall is an issue. <br />d. Pump Islands. Pump islands shall comply with the following performance standards: <br />1) Pump islands shall be elevated six (6) inches above the traveled surface of the site. <br />2) All pump islands shall be set at least thirty (30) feet back from any property line. <br />Additionally, the setback between the pump islands curb face must be at least <br />twenty -four (24) feet. <br />• The pump islands are properly elevated and set back from property lines. <br />However, the islands are barely 20 feet apart.
