The proposed drainage and utility easement between Lots 1 & 2 is insufficient to provide <br />the necessary space to access and repair the proposed sanitary sewer, watermain and <br />storm sewer in the future. The proposed easement needs to be increased to 20 feet on <br />either side of the property line. <br />2. The applicant needs to confirm with the power company that the proposed trail easement <br />can be recorded within the easement power line easement. <br />3. A drainage and utility easement needs to be provided along the easement property line <br />and must we sufficiently wide to accommodate the proposed drainage swale. <br />4. The proposed drainage and utility easement around the pond must be increased to contain <br />the 10 -day snow melt event water elevation. <br />5. All of the proposed storm sewer utilities, other than roof leads, must be contained within <br />a drainage and utility easement. This includes the oil and grit separators. <br />6. The gate valve for the liquor store water service must be contained within a drainage and <br />utility easement. <br />7. The site accesses should be revised to indicate a maximum driveway width of 36 feet. <br />8. There appears to be no curbing along the sidewalk adjacent to the building. Please <br />provide evidence that there will curbing along the walkway, or a raised sidewalk could <br />substitute for this purpose. <br />9. Anoka County is requesting additional right of way along Main Street. Please amend the <br />trail easement to be right -of -way, which can accommodate the trail in this location (per <br />review by the County). <br />Utility Plans <br />1. There are two existing wells shown on the plans. The applicant needs to identify which <br />well is proposed to be used for irrigation and which well is being sealed. In addition, the <br />applicant needs to demonstrate how the site irrigation will be handled in the future once <br />the existing well fails. This is necessary because the City will not allow the existing well <br />
