to be re- drilled in the future. At the time of failure, the applicant will need to connect the <br />irrigation to the municipal water supply. <br />2. The existing trunk sanitary sewer and watermain that are being tied into at the southwest <br />corner of the site need to be shown on the utility plans. <br />3. The City is concerned with the constructability of the trunk sanitary sewer along Lake <br />Drive. The proposed sanitary sewer is approximately 25 feet deep and only 7 feet away <br />from the edge of the existing roadway. The applicant needs to design the sanitary sewer <br />so that an OSHA approved trench can be constructed without impacting the roadway or <br />traffic on Lake Drive. <br />4. A temporary hydrant is required at the north end of the trunk watermain along Lake <br />Drive for flushing purposes. <br />5. The sanitary sewer service for the liquor store cannot connect directly to the sanitary <br />sewer manhole. The service is required to connect to the 8 -inch sewer main with an 8" x <br />6" wye. <br />6. Please confirm that there is a minimum of 18 inches of clearance between the liquor store <br />sanitary sewer service and the 8 -inch watermain. <br />7. The detail plates included in the plans are not the City of Lino Lakes standard detail <br />plates. The City's plates are currently being updated and will be provided to the <br />applicant once they are complete. <br />Grading Plan <br />1. The City is concerned with the proposed valley gutter that is shown crossing the <br />southerly driveway access onto Main Street. It appears that this could be an issue in the <br />spring with freezing and thawing which could create unsafe driving conditions. The <br />applicant needs to explore alternative methods for conveying storm water across this <br />location. <br />2. Curb cuts and associated grading must be clearly shown on plans to ensure that runoff is <br />directed to ditch on east side of property. One particular area of concern is the northeast <br />corner where runoff not captured in the ditch could drain onto adjacent parcels. <br />3. Ditch cross section for the east ditch should be provided to ensure that the ditch has <br />adequate capacity to convey runoff without overtopping into the adjacent parcel. <br />4. The existing driveway on Lake Drive must be shown as being removed. <br />5. Applicant is required to provide proof of NPDES permit prior to commencing with <br />grading. <br />Storm Water <br />1. Soil borings should be completed near the proposed infiltration basin to verify presence <br />of sand soils and groundwater elevations at the proposed facility. <br />2. The configuration of the drainage system with the SAFL Baffles and Prinsco systems <br />may not be effective. Rather than having parallel lines, it seems that the Prinsco systems <br />could be increased in size and offer greater benefit. <br />3. Access ports for the Prinsco systems should be indicated on plans. <br />4. An operation, inspection, and maintenance agreement should be completed that indicates <br />the land owner is responsible for the stormwater facilities. <br />5. The applicant may wish to specify the invert of the Prinsco system as the inlet pipe invert <br />to avoid confusion during construction. <br />6. The applicant is advised that the Prinsco system may be difficult to maintain as currently <br />configured. It is recommended that sump manholes be placed within the systems' <br />• <br />• <br />
