The development is summarized as follows: <br />1. Density: <br />Gross Site Area 52.6 acres <br />Upland Area 15.0 acres <br />Total Residential Lots 31 <br />Gross Density 0.6 units /acre <br />Net Density 2.1 units /acre <br />Outlots A= Future City well site <br />B, C, D, E, F = Conservation Easements /Wetlands <br />2. The comprehensive plan guides the buildable area for Low Density Sewered <br />Residential land use and it is within the Stage 1A Utility Growth Area. <br />3. Ordinance No. 08 -06 rezoned the site from R -1, Single Family Residential and <br />Rural to Residential Planned Unit Development. <br />4. The project is a conservation development. A Restoration and Management Plan <br />for Conservation Areas has been created specifically for the development and shall <br />be implemented. <br />5. A Homeowners Association shall be established which creates a stewardship fund <br />to implement the Restoration and Management Plan. The fund amount will be <br />based upon cost estimates determined in the Restoration and Management Plan. <br />6. The Planning & Zoning Board opened public hearings on the application on May <br />10, 2006 and closed the hearing on June 14, 2006. <br />7. Outlot A is being deeded to the City for public utility purposes for a future City <br />well. <br />8. Park dedication fees (cash in lieu of land dedication) are calculated at $2,500 per lot <br />x 31 lots = $77,500. These fees will be allocated to the construction costs of the <br />required boardwalk and trail. <br />9. Final Site Development Plans, Sheets C1.01 -L1.01 Revision C, dated 02/11/13, <br />were submitted with the development application. <br />The "Preserve at Lino Lakes" is a Planned Unit Development (PUD). A PUD has two <br />approval stages. The `development stage plan' includes the preliminary plat and <br />establishes the design, conditions, and other elements for the project. The `final plan' <br />includes the final plat and other final specifics that must fulfill the conditions attached to <br />the preliminary stage approval. <br />2 <br />
