W W RSHEET - "Main Street Shoppes" <br />SUBDIVISION REVIEW K <br />0 pp <br />• <br />Comment <br />The subdivision is consistent with the <br />City's Comprehensive Plan, Subdivision <br />and Zoning Ordinance and I -35E AUAR. <br />Outlot A and adjoining property to the <br />east shall be developed in harmony with <br />one another. <br />No blocks are proposed at this time. <br />Lot 1, Block 1 area = 51,792 s.f. <br />Compliant <br />z <br />O <br />z <br />Yes <br />DESIGN STANDARDS <br />1001.095 CONFORMITY WITH THE COMPREHENSIVE PLAN <br />AND ZONING CODE. <br />A proposed subdivision shall conform to the Comprehensive Plan, to <br />related policies adopted by the city, and to the Lino Lakes Zoning <br />Chapter, as may be amended. <br />1001.096 LAND REQUIREMENTS. <br />(1) Land shall be suited to the purpose for which it is to be subdivided. <br />No plan shall be approved if the site is not suitable for the purposes <br />proposed by reason of potential flooding, topography, adverse soil <br />conditions, rock formations or wetlands. <br />(2) Proposed subdivisions shall be coordinated with surrounding <br />properties and /or neighborhoods so that the city as a whole may develop <br />efficiently and harmoniously. <br />BLOCKS. <br />(1) Length. The maximum length of blocks shall be 1,500 feet and the <br />minimum length 400 feet. Blocks over 900 feet long may require <br />pedestrianways at least ten feet wide at their approximate center. The <br />use of additional pedestrianways to schools, parks and other destinations <br />may be required. <br />(2) Arrangement. A block shall be so designed as to provide two tiers of <br />lots unless it adjoins a major collector or an arterial street or where <br />topographic or other conditions render the block arrangement <br />unreasonable. <br />(3) Block depth. The width of the block shall normally be sufficient to <br />allow two tiers of lots of appropriate depth, except where topography or <br />other conditions render the block depth unreasonable. <br />1001.098 LOTS. <br />(1) Area. The minimum lot area, width and depth shall not be less than <br />that established by the Lino Lakes Zoning Chapter in effect at the time <br />
