• <br />• <br />• <br />FINAL PLAT <br />The "Village No. 5" final plat is a combination of two existing parcels. The plat generally <br />conforms to the regulations of the zoning and subdivision ordinance in terms of lot size <br />and width. Ideally, this new <br />easement would be dedicated on the final plat but a separate document may be recorded. <br />SITE & BUILDING PLAN REVIEW <br />The project is located within the Legacy at Woods Edge project and is subject to the Lino <br />Lakes Town Center Design & Development Guide (Development Guide). These <br />regulating zoning standards shall be applied to the site and building plan review. <br />2.1 Land Use Plan <br />Assisted living facilities are permitted uses in the commercial and mixed use districts of <br />the Development Guide land use plan provided they are not on the first floor of a <br />building, except in areas with a 50% build -to line or less. <br />2.2 Regulating Plan <br />This parcel is located within the 50% build -to line which requires at least 50% of the <br />block length must contain building fronts, parks or plazas within 5 feet of the right of <br />way. The proposed addition does not fall within 5 feet of the right of way and a variance <br />shall be required. <br />
