Required Building Entries <br />The Development Guide puts an emphasis on building entries that create important <br />pedestrian and visual connections. <br />3.3 Building Massing & Placement <br />Building Orientation and Setbacks <br />As previously mentioned, this parcel is located within the 50% build -to line which <br />requires at least 50% of the block length must contain building fronts, parks or plazas <br />within 5 feet of the right of way. The proposed addition does not fall within 5 feet of the <br />right of way and a variance shall be required. <br />Building Height <br />The minimum building height requirement is 20 feet and maximum building height <br />requirement is 45 feet. The proposed addition is 24 feet in height and the existing <br />building is 44 feet in height. <br />3.4 Architectural Standards <br />Architectural standards are intended to strengthen the relationship between buildings and <br />the street. Emphasis is placed on building facades, entries and windows. <br />Facades not within Street Setbacks <br />• The primary building entry and windows shall be visible from a street(s). <br />• The main entrance(s) shall open directly onto a publicly - accessible Connecting <br />Walkway. This walkway shall connect directly to the sidewalk or pedestrian <br />walkway of an adjacent street. <br />• Building facades that are visible from the street shall not have a section of blank <br />wall exceeding 30 linear feet without being interrupted by a window, entry, or a <br />section of lattice with vines. <br />Building Entries and Windows <br />Entries. Building massing shall be used to highlight the location of building entries. <br />Primary pedestrian entries shall be clearly expressed and be recessed or framed by a <br />sheltering element such as an awning, arcade, porch, or portico. Greater height may be <br />used to accentuate entries in the form of tower elements, tall openings, or a central mass <br />at an entry plaza. <br />Reveals. Windows and doors must be recessed at least two inches from walls or exterior <br />trim to create shadow for visual interest. <br />4 <br />• <br />• <br />
