Required Building Entries The Development Guide puts an emphasis on building entries that create important pedestrian and visual connections. 3.3 Building Massing & Placement Building Orientation and Setbacks As previously mentioned, this parcel is located within the 50% build -to line which requires at least 50% of the block length must contain building fronts, parks or plazas within 5 feet of the right of way. The proposed addition does not fall within 5 feet of the right of way and a variance shall be required. Building Height The minimum building height requirement is 20 feet and maximum building height requirement is 45 feet. The proposed addition is 24 feet in height and the existing building is 44 feet in height. 3.4 Architectural Standards Architectural standards are intended to strengthen the relationship between buildings and the street. Emphasis is placed on building facades, entries and windows. Facades not within Street Setbacks • The primary building entry and windows shall be visible from a street(s). • The main entrance(s) shall open directly onto a publicly - accessible Connecting Walkway. This walkway shall connect directly to the sidewalk or pedestrian walkway of an adjacent street. • Building facades that are visible from the street shall not have a section of blank wall exceeding 30 linear feet without being interrupted by a window, entry, or a section of lattice with vines. Building Entries and Windows Entries. Building massing shall be used to highlight the location of building entries. Primary pedestrian entries shall be clearly expressed and be recessed or framed by a sheltering element such as an awning, arcade, porch, or portico. Greater height may be used to accentuate entries in the form of tower elements, tall openings, or a central mass at an entry plaza. Reveals. Windows and doors must be recessed at least two inches from walls or exterior trim to create shadow for visual interest. 4 • •
