• <br />• <br />Transportation includes all multi -modal systems which accommodate pedestrians, <br />bicycles, roadways and transit. The Park, Greenway & Trail System Plan identifies the <br />need for a proposed north -south City trail which will be installed along Robinson Drive <br />and along the wetland corridor. <br />FINAL PLAT <br />A land use application for final plat of Century Farm North 6th Addition shall be required. <br />At such time, the developer shall enter into a Development Contract and other documents <br />as the City deems necessary. <br />CONDITIONS OF APPROVAL <br />The following conditions are to be met prior to approval of the rezoning and PUD <br />Amendment: <br />1. All comments from City Engineer letter dated June 5, 2013 shall be addressed. <br />2. All comments from Anoka County letter (to be provided) shall be addressed. <br />3. Per the Environmental Coordinator: <br />a. The removal or importing of soils off -site shall be prohibited without City <br />approval. <br />b. City native seed mix specifications shall be provided for all ponds, swales, <br />ditches and infiltration areas. <br />c. Transitional mix shall be used when transitioning sod yard areas. <br />d. The developer shall escrow required boulevard trees. <br />4. All comments from City staff, Planning & Zoning Board, City Council and other <br />agencies shall be addressed. <br />5. A Petition and Waiver Agreement regarding public improvement construction and <br />assessments shall be drafted by the City and signed by the owner or a <br />Development Contract regarding public road and utility improvements shall be <br />drafted by the City and signed by the owner. <br />6. All plan sheets shall show a consistent wetland boundary. The boundary in the <br />Park seems to vary between plan sheets. <br />7. All Plan Sheets shall include consistent Revision Dates. <br />8. Large scale plan set and 11x17 plan set shall be the same. The large plan set has <br />handwritten text in the title bar and does not match 1 1 x 17 submittals. <br />9. The accessory structure currently located on city property on Park 3, Century <br />Farm North shall be removed within 1 year. <br />10. Unsuitable soils were used for fill material on approximately 3 -4 acres of the <br />dedicated parkland. The owner is responsible for correcting this situation. <br />11. Revisions to Sheet 1 <br />a. Change title to PUD/Preliminary Plat Amendment- Century Farm North. <br />b. Change title bar from Preliminary Plat to Title Sheet. <br />c. Revise drainage and utility easement template to 5 feet on side yards. <br />d. Revise Proposed Plat Zoning to PUD. <br />e. Revise Existing Plat Zoning to R and PUD. <br />
