be subject to the City's Park Dedication fee of $2,500 per lot. Additionally, the City <br />would need to be reimbursed for the value of the land dedication made at the original <br />time of approval. The value of the land dedication at the time of original approval was <br />established at $50,000 /acre. Assuming acceptance of this request, the following park <br />dedication requirements would need to be met: <br />0.757 acres x $50,000 (value of land at time of dedication) = $37,850 <br />12 lots x $2,500 payment in lieu = $30,000 <br />TOTAL = $67,850 <br />Please note that the .757 acres may include wetland. Only upland should be used to <br />calculate the reimbursement amount. <br />On a separate note unsuitable soils were used for fill material on approximately 3 -4 acres <br />of the dedicated parkland. The owner is responsible for correcting this situation. <br />COMPREHENSIVE PLAN <br />Resource Management System <br />The Resource Management Plan identifies a north -south trail and greenway system in the <br />subject site area. An 8 foot wide trail is being installed the on the south side of Robinson <br />Drive as well as a north -south trail along the wetland corridor. The greenway and <br />wetlands are being protected via drainage and utility easements or dedicated parkland. <br />Land Use Plan <br />As identified above, the land use is guided for medium density residential development <br />and is within the 2020 MUSA and 1A Utility Staging Area. <br />Housing Plan <br />Key goals of the Housing Plan are to ensure housing development is compatible with <br />existing and adjacent land uses and provide accessibility to key community features and <br />natural amenities. The PUD provides a variety of housing stock from standard single <br />family lots to smaller single family lots and townhome development. The greenway and <br />wetlands are being protected via drainage and utility easements or dedicated parkland. <br />Transportation Plan <br />Per the Transportation Plan, Robinson Drive is considered a minor collector and shall be <br />constructed the full length from CR 53 (Sunset Avenue) to Century Trail with this next <br />phase of development. CR 53 (Sunset Avenue) is a minor arterial and proper turning <br />lanes shall be constructed. <br />8 <br />• <br />
