17. Revisions to Sheet 7 and 8 <br />a. Revise drainage and utility easement template to 5 feet on side yards. <br />b. See City Engineer letter. <br />18. Revisions to Sheet 1- Adjacent Parcel Concept <br />a. This sheet shall be incorporated into the full plan set; not a separate sheet. <br />b. Revise boundary to include Morell parcel. <br />c. Revise title bar from Adjacent Parcel Concept to Build Out Plan. <br />d. Move Typical Lot Setback Dimensions to Sheet 4- Amended Preliminary <br />Plat. <br />i. Revise to show 25 foot rear setback instead of 30 foot. <br />ii. Revise to include standard interior perimeter drainage and utility <br />easements. <br />19. Revisions to Sheet P1-Preliminary Plat <br />a. This sheet shall be incorporated into the full plan set; not a separate sheet. <br />20. Revisions to House Elevations and Floor Plans <br />a. The elevations and floor plans do not appear to match. <br />b. Elevations shall be submitted that include all 4 sides of the house. <br />c. A floor plan matching the elevation shall be submitted. <br />d. The floor plan showing the 12'x12' covered porch off the side of the <br />house will not fit on the narrow lots. <br />RECOMMENDATION <br />Staff recommends continuing the public hearing and requesting the applicant resubmit <br />plans addressing all conditions listed in Staff Report. <br />ATTACHMENTS <br />1.
