• <br />Town Square Block <br />The town square block was originally guided for civic uses (YMCA) and mixed uses <br />allowing for first floor commercial with residential uses above. <br />The concept master plan provides for a multi - family building on the west side of the <br />block. <br />Option A replaces the residential with commercial pads. <br />Option B includes a civic /commercial component. This option is intended to show how a <br />larger box type civic or commercial use could fit on the site. <br />Urban Block <br />The Urban Block was originally guided for mixed use (first floor commercial with <br />housing above) along the community green. The balance of the property was guided for <br />commercial. <br />The concept master plan proposes commercial uses for the entire block. <br />Option A incorporates the larger box type civic or commercial use in the northwest <br />corner of the site. <br />REQUESTED BOARD DIRECTION <br />Staff is requesting board comments regarding the draft concepts. Please note that the <br />proposed concepts are intended to illustrate options for development. However it will be <br />necessary to amend the development standards to accommodate some of these uses. <br />Accordingly, staff would like to receive feedback on the acceptability of the different <br />concepts. <br />Based on the board's comments, staff will develop a work plan to identify any necessary <br />changes to the development design guidelines. <br />ATTACHMENTS <br />1.
