6. Unsuitable soils were used for fill material on approximately 3 -4 acres of the <br />dedicated parkland. The owner is responsible for correcting this situation to the <br />satisfaction and approval of the City. <br />7. All plan sheets shall be submitted to scale. <br />8. Revision to Sheet 4 <br />a. The buildable area on Lot 1, Block 3 and Lot 1, Block 4 shall require a 40 <br />foot setback from Sunset Road/CR 53. <br />b. The house structure on Lot 1, Block 3 shall be removed. <br />c. If the house is not removed, <br />i. It shall be hooked up to public utilities. <br />ii. The driveway shall be relocated from Sunset Avenue to Robinson <br />Drive. <br />iii. A landscape buffer along Sunset Avenue shall be installed. <br />9. Revisions to Sheet 6 <br />a. The landscape plan shall meet the requirements of Section 3. Subdivision <br />4. Q. Please review. <br />b. The landscape plan shall clearly show the location, type and count of all <br />required trees and shrubs. <br />c. Each tree and shrub shall have its own symbol. <br />d. An actual count of each tree and shrub shall be provided. <br />e. Elms trees are not an allowed species. <br />f. The landscape buffers along Sunset Avenue and Outlot A shall be <br />installed at the time of site grading. <br />10. Revisions to Sheet 7, 7a and 8 <br />a.
