The greenway and <br />wetlands are being protected via drainage and utility easements or dedicated parkland. <br />Transportation Plan <br />Per the Transportation Plan, Robinson Drive is considered a minor collector and shall be <br />constructed the full length from CR 53 (Sunset Avenue) to Century Trail with this next <br />phase of development. CR 53 (Sunset Avenue) is a minor arterial and proper turning <br />lanes shall be constructed. <br />Transportation includes all multi -modal systems which accommodate pedestrians, <br />bicycles, roadways and transit. The Park, Greenway & Trail System Plan identifies the <br />need for a proposed north -south City trail which will be installed along Robinson Drive <br />and along the wetland corridor. <br />Final Plat <br />A land use application for PUD Final Plan/Final Plat of Century Farm North 6th Addition <br />shall be required. At such time, the developer shall enter into a Development Contract <br />and other documents as the City deems necessary. <br />RECOMMENDATION <br />• Staff recommends continuing the public hearing until the outstanding issues have been <br />resolved. <br />The following conditions are to be met prior to approval of the rezoning and PUD <br />Amendment: <br />1. All comments from City Engineer letter dated November 6, 2013 shall be <br />addressed. <br />2. An approval or Conditional Approval Pending Receipt of Changes (CAPROC) <br />letter from Rice Creek Watershed District shall be submitted to the City. <br />3. Per the Environmental Coordinator: <br />a. The removal or importing of soils off -site shall be prohibited without City <br />approval. <br />b. City native seed mix specifications shall be provided for all ponds, swales, <br />ditches and infiltration areas. <br />c. Transitional mix shall be used when transitioning sod yard areas. <br />d. The developer shall escrow required boulevard trees. <br />4. A Petition and Waiver Agreement regarding public improvement construction and <br />assessments shall be drafted by the City and signed by the owner or a <br />Development Contract regarding public road and utility improvements shall be <br />drafted by the City and signed by the owner. <br />5. The accessory structure currently located on city property on Park 3, Century <br />Farm North shall be removed within 1 year. <br />
