This will <br />make it easier to review and confirm the utility depths are adequate to serve the proposed <br />homes. <br />10. The sanitary sewer on Street A appears to be much deeper than it needs to be to serve the <br />proposed house pads. Please review and adjust. <br />TRAFFIC STUDY <br />1. In general the methodology and analysis is consistent with standard practice. However a <br />safety analysis for the two intersections on Birch Street was not completed. <br />2. With the completion of the subdivision a connection will be made to Pheasant Run South. <br />No additional traffic was included through the Saddle Club development. This should be <br />documented and included. <br />3. The driveway for the Comcast facility should be realigned to line up with the new <br />north/south portion of Old Birch Street. Side street stop signs should be provided at this <br />intersection. <br />4. With the high speed on Birch Street, a sight line analysis should be provided <br />documenting that each intersection meets State Aid requirements. <br />5. The need for a left turn lane should be evaluated at the east intersection of Old Birch <br />Street and Birch Street based on a safety review.
