The City is concerned with the location of the infiltration basin behind Lots 1 -5, Block 2. <br />It appears to be located in an area that future home owners will likely want to utilize for <br />backyard uses. Please take a look at relocating the infiltration basin closer to the existing <br />wetland. <br />7. Additional detail is needed to show the connection of Pheasant Run South to the existing <br />street to the east. <br />8. Identify the location of any existing on -site wells or septic systems. <br />9. The location of the rock construction entrance needs to be identified on the plans. <br />10. The hold down details need to be added to the plans. <br />11. All comments that were included in the memorandum prepared by Paul Hudalla dated <br />November 5, 2013 must be addressed. <br />STREET & UTILITY PLAN <br />1. Watermain will need to be extended from the existing 6 -inch stub located at the <br />intersection of Birch Street and Birch Court and extended along Old Birch Street to this <br />development. <br />2. Sanitary sewer and watermain will need to be stubbed to the north/south portion of Old <br />Birch Street for future extension to serve the homes in that location. <br />3. The east/west portion of Old Birch Street, from Birch Street to Pheasant Run South will <br />need to be reconstructed as part of this project. <br />4. Additional detail is needed to illustrate how the north/south portion of Old Birch Street <br />will tee into the new alignment of Pheasant Run South. <br />5. The class of the sanitary sewer and watermain pipe must be included on the plans. <br />6. The hydrant coverage appears to be inadequate. All proposed homes must be completely <br />within a 250 foot radius of a fire hydrant. <br />7. Please note that individual house sanitary sewer services cannot connect directly to <br />manholes. Services must connect to the sanitary sewer pipe with a wye connection. It <br />appears that Lot 2 Block 3 may have an issue with this requirement. <br />8.
