• Park Dedication <br />• <br />• <br />A payment in lieu of park dedication is required for the proposed subdivision. The City's <br />fee for commercial property is $2,175 per acre per platted lot. The total area for Lot 1, <br />Block 1 is 5.45 acres. The total payment is lieu of dedication is $11,854. <br />$2,175 fee x 5.45 acres = $11,854 total <br />RECOMMENDATION <br />Staff is recommending approval of the final plat with the following conditions: <br />1. Comments from the City Engineer Letter dated October 28, 2013 shall be <br />addressed. <br />2. A Development Contract shall be drafted by the City and executed by the City <br />and the owner. <br />3. A Declaration of Access Control for future right in/right out access shall be <br />drafted by the City and executed by the City and owner. <br />4. A Reciprocal Access Easement and Maintenance Agreement shall be drafted by <br />the owner and approved by the City. <br />5. Sheet 1 of the Final Plat shall be revised to include "...hereby dedicate to the <br />public for public use the public way and the drainage and utility easements as <br />shown by this plat ". <br />6. An up -to -date (within 3 months) title insurance commitment for the property <br />being subdivided shall be provided. <br />7. The legal description on the title commitment does not match the final plat. <br />8. The legal description on the preliminary plat does not match the final plat. <br />9. The title commitment only shows Richard Schreier as fee simple owner but the <br />final plat has both his name and Alino, LLC signing. <br />10. Any future easements required for drainage or utilities shall be dedicated by the <br />owner. <br />11. Site Plan Review for development of Lot 1, Block 1 (Metro Transit Park and <br />Ride) will require additional agreements and permits such as but not limited to: <br />a. Site Improvements Performance Agreement <br />b. Declaration for Maintenance of Storm Water Facilities <br />c. Grading Permit <br />d. Building Permit <br />e. NPDES Permit <br />f. RCWD Permit <br />ATTACHMENTS <br />1. Preliminary Plat, Alino Addition <br />2. Final Plat, Alino Addition <br />3. City Engineer letter dated October 28, 2013 <br />4.
