wsB
• & Associates, engineering • planning. environmentaP construction 701 Xenia Avenue South
Suite 300
Minneapolis, MN 55416
Tel: 763 -541 -4800
Fax: 763 -541 -1700
Memorandum
To: Katie Larsen, City Planner
From: Jason C. Wedel, P.E.
Date: October 28, 2013
Re: Alino Addition Final Plat Review
WSB Project No. 2029 -55
The following review is based on these submittals:
• Final Plat for Alino Addition prepared by SRF Consulting Group received October
11, 2013.
Final Plat Comments:
1. Per the submittal dated October 11, 2013, the developer acknowledges that the design for 21st
Avenue has not yet been completed. The final design of 21st Avenue will likely necessitate
easements for storm water ponding, pedestrian trails, and other design features on Outlot A.
The property owner agrees to provide these easements once they are identified.
Confirmation of this agreement will be incorporated into the Development Contract for the
site.
2. Per the submittal dated October 11, 2013, the developer acknowledges that they will only be
allowed one full access intersection with 21st Avenue for the entire site. Therefore, the
proposed full access will need to serve not only the Metro Transit facility but the remainder
of the site. A second right - in/right -out access maybe allowed to the south in the future when
the balance of the site develops. A separate agreement acknowledging this restriction will be
required.
3. The current submittal appears to address the remainder of my previous comments outlined in
my memo dated June 13, 2013.
If you have any questions please let me know.
Thank you.
Jason Wedel
•
St. Cloud • Minneapolis • St. Paul
Equal Opportunity Employer
wsbeng.com
