Full size Preliminary Plat drawings prepared by Carlson McCain dated November 8, 2013. <br />Sheets 1 through 20, tree preservation plans, and landscape plans. <br />2. Stormwater Management Plan prepared by Carlson McCain dated November 8, 2013. <br />3. RCWD Permit Application submitted by AJE Companies <br />4. Geotechnical Report completed by Haugo Geotechnical Services dated August 6, 2013. <br />5. Traffic Impact Study prepared by Westwood dated November 12, 2013. <br />General Comments: <br />1. The applicant is to submit an infrastructure improvement phasing plan, and the wetland <br />delineation report and approvals. <br />2. Obtain permits for the project: RCWD, NPDES (multiple phases), MCES, MPCA, MDH, <br />Anoka County, Xcel Energy. <br />3. Remove lots from the Xcel easement. <br />4. In final design use the City's standard specifications and detail plates for construction. <br />5. The City's Comprehensive Plan designates a neighborhood park in the proposed <br />development area and this should be added to the plan. <br />Street and Trail Comments: <br />1. Roadway C is to match a future connection along the Centerville/ Lino Lakes boarder to <br />match the 40' water / sewer easement to the north. The City's Comprehensive Plan shows <br />Birch Street extending through site to the north and connecting with CSAH 14. The <br />proposed roadway system has Birch as T- intersection and should be considered as a through <br />road. <br />2. Cedar Street will need to be overlaid as part of this development. <br />3.
