Documentation confirming Homeowners Association maintenance of this <br />median will be required. <br />5. The City's Comprehensive Plan shows a trail going through the site from Birch to the north. <br />The plans should extend trail to the west along Streets E and B. <br />6. The proposed street stubs to the south property line for both Street B and Street E appear to <br />be directed into wetlands. Additional information must be submitted regarding these <br />alignments. <br />Sanitary Sewer and Watermain Comments: <br />1. The City's Sanitary Sewer Plan shows drainage areas 3D and 3G leading to the area thus a <br />stub needs to be extended in Street A at CSAH 54. The areas require potential lift stations <br />and these stubs need to be as deep as possible. The new sanitary sewer main from the <br />connection to the Met Council main in Cedar Street south and west to the stub on Street A at <br />CSAH 54 will need to be 10- inches in diameter and installed at minimum grade. <br />2. Per the Street comment of realigning the connection to Cedar Street to match the existing <br />easement on the north side of Cedar Street, the sanitary sewer will also need to be realigned. <br />This may allow for a connection to the existing manhole in this location rather than <br />constructing a new manhole over the existing Met Council main. <br />3. Additional analysis will be needed to confirm the necessity of the lift station. If necessary, <br />we will need to determine what the ultimate service area is for it so that it can be sized <br />accordingly. <br />4. All watermain shall be DIP Class 52. <br />5. Include the proposed drainage and utility easements on the utility plans so that we can <br />confirm all of the utilities are contained within the necessary easements. <br />Storm Sewer and Drainage Comments: <br />Prior to plat approval, the following items must be addressed: <br />1. Low floors must be 4' above the highest anticipated water table which is identified as <br />mottled soils or the seasonally high water mark. Please design accordingly. <br />2. The applicant must quantify the water quality benefits provided by the proposed ponds <br />(based on Rice Creek Watershed District Rules) and include this information in the <br />stormwater management plan for the development. <br />3. Calculations for the water reuse system must be provided for review and approval. In <br />general, calculations must consider irrigation demand, reservoir capacity, and stormwater <br />runoff supply and must address how these components are interrelated to provide volume <br />control consistent with RCWD Rules. <br />4. Calculations for the 10 -day, 100 -year snowmelt event must be provided that demonstrate no <br />increase in peak discharge rates from the existing conditions. <br />Prior to construction, the following items must be addressed: <br />5.
