Reference: Vaughan's 1st Addition
Copies To: James E. Studenski, P.E. Preliminary Drainage Review
City of Lino Lakes, Minnesota
From: Connie J. Taillon, P.E. Proj. No.: 13810.000
Date: December 26, 2007 Routing:
•
The following drainage review is based on these submittals:
1. Vaughan's 1st Addition Grading, Drainage, and Erosion Control Plan, submitted by Metro Land
Surveying & Engineering, dated December 14, 2007.
2. Vaughan's 1st Addition Stormwater Report, submitted by Metro Land Surveying & Engineering,
dated December 14, 2007.
New comments are in bold and identify additional items that need to be addressed.
The following are significant issues that must be addressed prior to preliminary plat approval:
1. Submit stormwater calculations for review. Verify that the existing storm sewer system has the
capacity to convey additional runoff from the proposed site. In addition, verify if downstream
detention ponds receiving additional runoff from the site are sized appropriately.
12/26/07 The proposed conditions drainage map and drainage calculations are not consistent with the
current Grading Plan. Submit a revised proposed conditions drainage map and drainage
calculations that identify the most current proposed drainage areas and infiltration basin
volume.
2. Wards Lake is classified as a natural environment lake in the City of Lino Lakes Shoreland
Management Overlay Ordinance. The City requires a 150 foot structure setback and a 75 foot shore
impact zone for a natural environmental lake, both measured from the OHW. Show the 150 foot
structure setback and 75 foot shore impact zone on the plan. In addition, label the percent
impervious cover on the plans.
12/26/07 This item has been addressed.
Additional Items (12/03/07):
3. Section 1102.07 of the City Shoreland Management Ordinance states that, "at least 70% of the
shore impact zone of a new development shall be preserved in its natural or existing state." Provide.
calculations showing that at least 70% of the shore impact zone on Lot 1 is not being disturbed by
grading activities.
An Employee Owned Company Promoting Affirmative Action and Equal Opportunity
