•
•
•
Vaughan's 1st Addition Page 2 December 26, 2007
Drainage Calculation Review
City of Lino Lakes, Minnesota
12/11/07 Since the 75 foot shore impact zone line is offset from the wetland delineation line and not from the
OHW on the Grading Plan (see comment 6 below), clarify how the shore impact zone area of
17,065 square feet was calculated.
12/26/07 Clarify if the calculated shore impact zone area of 32, 226 square feet includes Outlot A.
4. A three foot (3') minimum separation is required from the bottom of the infiltration basin to the
seasonally high groundwater. Based on the submitted soil borings, the seasonal high groundwater
was observed at approximately two feet (2') below existing grade.
5. The City may require the Applicant to submit an alternative design for this site. The final
development plan alternative will need to demonstrate that floodplain fill, disturbance within the 75
foot shoreland impact zone, and encroachment of the building structure in the 150 structure setback
is minimized.
6. The wetland delineation line is incorrectly labeled as the Ordinary High Water Elevation. Revise
the wetland delineation call -out on the Plans. In addition, include the Ordinary High Water
Elevation (drawn at an elevation of 883.7) on the Plan and label. Revise the 75 foot shoreland
impact zone to be measured from the ordinary high water elevation instead of the wetland
delineation as currently drawn. As stated in comment 2 above, the 150 foot structure must also be
shown on the Plans.
12/26/07 This item has been addressed.
The following are minor plan, calculations, and drafting corrections that must be addressed prior to final
approval:
1. Label Rough Grouse Street on the plan.
12/26/07 This item has been addressed.
2. Show the location of the rock construction entrance and inlet protection on the Grading Plan.
12/11/07 The erosion control notes on Sheet 3 indicate that temporary erosion control is to be placed around
storm drain structures during construction. Show the location of the inlet protection on the plan.
12/26/07 This item has been addressed.
3. Include a silt fence detail and inlet protection detail on the Plan.
12/26/07 This item has been addressed.
4. Include a note on the Plans indicating that all adjacent streets must be inspected daily and swept
clean of sediment tracked from the site.
12/26/07 This item has been addressed.
