We noted the <br />following items: <br />1. Your future land use map indicates a high density residential zoning <br />district on the Centerville north boundary just west of 20th Avenue. Our <br />current zoning district as well as our future land use plan for property <br />adjoining that location is single family residential. This high density <br />designation could cause traffic concerns for Centerville as noted in <br />comment 2. We may not want any street interconnects if you choose to <br />proceed with this density. Our Planning Commission asked that you <br />consider removing the high density zone from this location and making <br />it a low or medium density area. If you need to replace the acreage to <br />maintain overall densities, consider a location on the south boundary of <br />Centerville west of 20th Avenue. Centerville has high density residential <br />on our south as well as industrial zoning immediately adjacent to 20th <br />Avenue. (You should have our future land use map in your files, as you <br />reviewed our draft plan.) We believe this location for high density <br />development would be more compatible. <br />2. Your figure 6-4 map shows a future street connecting to Centerville's <br />Old Mill Road. Your map shows estimated traffic counts of 7000 AADT. <br />Centerville has concerns that our streets could become shortcuts for <br />traffic from these areas which may be this high because of your <br />proposed high density residential district noted in comment one above. <br />Our streets on this side of Centerville are not designed for traffic <br />volumes of this magnitude. <br />3. In your map Figures 7.3 and 7.4 as well as narrative on page 7 -20, it <br />should be mentioned that Lino Lakes residences on the end of Mound <br />Trail as well as LaMotte Drive are served with sanitary sewer via an <br />interconnect with Centerville. <br />
