North Springs Church CUP <br />page 2 <br />The church proposes to move into the existing building. The plans compare with the <br />General Business zoning standards as shown in the table below. <br />* variance was granted in 2004 <br />SITE PLAN AND CONDITIONAL USE PERMIT <br />Building: The existing building reflects the design elements of the City Hall, <br />Community State Bank, and other buildings along Lake Drive. These include a peaked, <br />green metal roof, masonry walls, and earthtone colors. <br />The average height of the pitched roof is 22 ft. This is the technical building height, <br />according to the definition in the zoning ordinance (The roof peak is approximately 30 <br />ft. high.) The building footprint is approximately 11,500 sf. <br />The trash enclosure on the east side of the building was constructed of materials to match <br />the principal building. The gates were not installed and this must be done. <br />The building is set back 80' from Lois Lane. The parking is set back 15'. Since the Lois <br />Lane side is the shorter side fronting on a road, it is considered the front for measuring <br />setbacks. This makes the east the side lot line, where the setbacks of 10' and 20' comply <br />with the requirement. However, the following discussion describes variances granted for <br />setbacks from Lake Drive. <br />Setback Variances Granted Previously: Future right of way width recommended for <br />this arterial is 120' total (60' on each side of the centerline). The Lake Drive right of way <br />was not of consistent width along the entire property. The VFW dedicated additional <br />right of way to provide for future needs and make the right of way consistent.
