Dairy Queen <br />April 12, 2000 <br />page 4 <br />financial security to complete required activity because the landowner did not <br />comply with the permit conditions. <br />4. Consideration is given to identifying full development of the property (future lot <br />configuration) on the preliminary plat and establishing an outlot (or outlots) on the <br />final plat to accommodate future development phases. <br />This is exactly what is being proposed with the submitted final plat drawing. <br />5. The preliminary plat and grading plan depictions of Outlot A are revised to be <br />graphically consistent. <br />This will be reviewed. <br />6. Soil borings are taken which demonstrate the buildability of the subject property. <br />This will be reviewed for final plat approval. <br />7. The 100 year floodplain elevation, building pad elevations, and street elevations are <br />identified. <br />The floodplain map shows the floodplain covering the current Amoco site and a <br />corner of the Dairy Queen site. We have not received floodplain elevations. See <br />condition 10 below. <br />8. The Park Board provide recommendation in regard to park dedication requirements. <br />Park dedication will occur per standard City policy. <br />9. The City Engineer provide comment and recommendation in regard to the following: <br />City maintenance responsibilities associated with 21' Ave. <br />Grading and drainage. Easement establishment. <br />Utilities. Floodplain containment. <br />Hydric soil limitations. <br />These will be addressed per standard review procedure. See attached memo from <br />the City Engineer, dated April 6, 2000. <br />10. That there be a letter of map revision obtained by the applicant from FEMA relating <br />to the floodplain. <br />The floodplain map shows the floodplain covering the current Amoco site and a <br />corner of the Dairy Queen site. We have not received a copy of a FEMA map <br />revision for this site. We understand the applicant's engineer is preparing the map <br />revision application. <br />• <br />• <br />• <br />
