• <br />• <br />• <br />Memorandum <br />Date: July 10, 2000 <br />To: Jeff Smyser <br />From: John Powell, City Engineer <br />Re: Marmon Keystone Site Plan eview <br />We have reviewed the proposed Site Plan for the referenced project. In addition to the <br />July 5, 2000, memo from TKDA, our comments are as follows: <br />1. The coordination of the proposed grading and drainage improvements between the <br />Apollo Business Center CUP and this project is critical. Our specific concern has to <br />do with considering a Site Plan that has key site work that is not the applicant's <br />responsibility. The successful completion of the proposed improvements on <br />schedule depends on work to be completed under a separate approval. As the <br />applicant already knows, the construction of their improvements may be delayed <br />because of work by others. <br />2. Easements must be provided for all storm water pond areas. <br />3. Record drawings must be provided for all improvements constructed within the 74th <br />Street easement. The City will require full time City inspection for any improvements <br />in 74th Street. <br />4. The Fire Marshall must review the plan and provide comment on the hydrant <br />locations. <br />5. The plan shows an "alternate" sewer service alignment. The applicant must decide <br />which route the sanitary sewer will take before the building permit is issued. <br />6. The applicant must adhere to any terms and conditions contained in the Rice Creek <br />Watershed District Permit. <br />7. A permit will be required from Anoka County for any work within the Apollo Drive <br />right -of -way. <br />8. The plan should clearly indicate what work is to be done by others. <br />9. 74th Street should be shown as a drainage and utility easement on all drawings. <br />10. An escrow deposit will be required to cover the cost of periodic site visits by City <br />staff. <br />11. Various surface material types should be clearly indicated on the Site Plan. <br />Based on the information currently available for this project and the Apollo Business <br />Center grading CUP, we cannot determine whether or not significant plan revisions will <br />be required on this project. We therefore cannot recommend approval at this time. <br />If you have any questions, please let me know. <br />
