Twin City Fab, Inc. <br />August 9, 2000 <br />page 2 <br />• Building <br />The building footprint is approximately 19,200 sf, roughly 160' x 120'. The building <br />will be 21' high except in the back (north side), where the ground elevation will be lower <br />by seven feet to provide for loading three docks. Precast concrete panels will form the <br />exterior walls. Most of the building will be fabricating/warehouse space. Offices in the <br />southwest portion will comprise about 2040 sf. <br />The trash area will be attached to the back of the building and enclosed by concrete block <br />walls and prefinished metal panel gates. <br />The two areas noted as "future expansion" are not part of this review. Any additions to <br />the building will require a new site plan review and, possibly, an amendment to the <br />storage CUP. <br />• Lighting <br />Light fixture locations are shown on submitted plans as shoebox fixtures on the building <br />walls. The submitted photometric plan showing site lighting intensity indicates that the <br />project complies with the maximum of one foot candle at the street centerline. The <br />shoebox fixtures will ensure lighting is directed downward and not up into the night sky. <br />• Signage <br />The only signage shown on the submittals is on the front facade. Signage is govemed by <br />the City's sign ordinance and permits are required for all signs. All signs will be reviewed <br />with the sign permit applications. <br />• Landscaping <br />TC Fab and Marmon Keystone to the west are coordinating their landscape plans. The <br />landscaping plan includes native and non - native plantings, plowing of compacted soils <br />before seeding, and other elements in accordance with the environmental management <br />plan. The Environmental Specialist's memo is attached. <br />• Utilities <br />Sanitary sewer and water service exist on the north edge of the site. This site will <br />connect to the existing facilities. (The City vacated the 74th St. right of way on May 22 <br />but retained a drainage and utility easement.) <br />Stormwater management on this site includes a pond shared by the property on the west. <br />This common pond will serve both sites. Some of the stormwater facilities on the Twin <br />City Fab site will be constructed by Twin City Fab's contractor, while some will be <br />constructed by the current land owner as part of the ponding for the neighboring site and <br />land to the west of that. This requires coordination of design and construction. <br />• <br />• <br />
