The area would have <br />a finished slope of approximately 10% according to the grading plan. This should be <br />corrected on a final plan. <br />The City Engineer's comments address these issues further. <br />• Parking <br />For light manufacturing, our code requires at least one parking spaces per 2000 sf of <br />gross floor area or one space per employee, whichever is greater. Currently, TC Fab has <br />12 full time employees and 5 part time. The office area requires 3 spaces plus one space <br />per 200 sf. For the purposes of calculating parking spaces, the ordinance requirement is <br />to use 90% of the gross building area. <br />The total requirement is 29 parking spaces. The plan shows 29, with an area provided for <br />9 more if additional employees are added. Even if 100% of the office area were used, it <br />would add only one parking space, and the proof of parking accommodates that. <br />The revised grading and utility plan submitted July 21 shows 28 parking stalls though the <br />site plan shows 29. We consider the site plan as the accurate document on parking stalls. <br />• Roads, Access, Circulation <br />Passenger vehicles will use the parking in the front of the building. Trucks will proceed <br />to the back of the building to the loading docks. Curb and gutter will surround the <br />parking area. The applicant wishes to forego curbs around the back of the paved truck <br />loading and drive area behind the building. The applicant has not presented a <br />justification for this. The City Engineer recommends curb around the entire paved drive <br />area. <br />A shared driveway provides access to the site. The driveway will be shared by TC Fab <br />and the Marmon Keystone site on the west. The driveway is consistent with the joint <br />powers agreement with Anoka County that covers the number and type of accesses on <br />Apollo Drive.
