• <br />• <br />CHAPTER 3. <br />MIXED -USE, HIGHWAY, & <br />CIVIC DISTRICT STANDARDS <br />3.1. ALLOWABLE USES <br />Table 1 indicates allowable land uses, both permitted (P) and conditional (C), in each of the land <br />use Districts designated on the Land Use Plan. Conditional uses are expected to meet special <br />requirements in their design or on -going operation. <br />The Mixed -Use and Civic Districts preclude uses that would likely detract from their compact and <br />pedestrian-friendly character. In Mixed -Use Districts, community- and neighborhood- serving retail <br />stores (such as full- service grocery, drug and hardware stores), entertainment uses, restaurants, and <br />specialty shops are preferred. Upper -story housing is also allowed in Mixed -Use Districts over <br />retail or office, and is subject to the standards for the Is/fixed-Use Districts, rather than the standards <br />for the Residential Districts.
