3.2. DEVELOPMENT INTENSITY <br />Floor Area Ratio (FAR) <br />Minimum and maximum Floor Area Ratios for each of the Non - Residential Districts are shown in <br />Table 2. Floor Area Ratio (FAR) is a measure of development intensity, measured on a parcel -by- <br />parcel basis, and is the ratio of habitable floor area to lot or parcel area: <br />Habitable Door area is the space contained within the exterior walls of all buildings on a lot, <br />except for the space therein in light courts or open air courtyards and except for the area on the <br />ground floor in the main building devoted exclusively to parking motor vehicles or the portion of <br />the area in an accessory building used for parking motor vehicles. Although residential and <br />commercial parking garages and accessory units do not contribute to meeting the FAR requirement, <br />the floor areas of any residences built in Non - Residential Districts shall be included in calculating <br />FARs. <br />Lot or parcel area excludes protected sensitive land such as wetlands and forests. In other words, <br />if a 2 -acre parcel includes 1 acre of wetlands, and the FAR is 1.0, the (1 *43560) square feet of <br />development may be built, and may be structured on the non - sensitive 46 one acre of the site. <br />Table 2.
