Where Build to Lines do not Govern. For locations where there are no Build -to Lines, <br />buildings must be sited in one of the two following ways: <br />• Within the minimum and maximum setbacks from a street as shown in Table 3, or <br />• Set farther back from the street, but with their primary entrances connected to the street <br />with a landscaped walkway. Landscaped walkways are discussed in the section on Land- <br />scape Requirements, below. <br />While it is recommended that front facades and entries face towards streets, side -on orientations <br />are acceptable if the side elevation is within 20 feet of a street right -of -way and windows and <br />entrances constitute at least 30 percent of the facade length. <br />Table 3. Awnings and canopies may project up to 10 feet into the public light -of -way, but must be at least 9 feet <br />above finished grade. Bay windows, decorative roofs, and other architectural features may project up to 3 feet into the <br />public right -of -way, but may not exceed 50 percent of the length of each building facade and must be at least 12 feet <br />above finished grade. Projections may never extend directly above a roadway, because they could interfere with traffic <br />and parking of tall trucks. <br />[2] Arcades. Arcades shall have a minimum dear height of 10 feet from finished grade and a minimum dear width of 8 <br />feet. <br />[3] Side and Rear Setbacks. Pedestrian paths and features shared by adjacent properties, such as plazas and shared <br />driveways, are permitted within side and rear setbacks <br />[4] Walkways. Alternately, if buildings are not located at or within the allowable setback from the right -of -way shown in <br />Table 3, their entries must be connected to the street with Connecting Walkways. <br />[5] Parking Structures. Parking structures are allowed along Build -to Lines if the ground floor contains retail or offices <br />along the street Parking garages without these uses are not permitted within twenty feet of any street <br />[6] Interior Setbacks.
