• <br />Building Scale and Definition <br />The guidelines in this section are intended to <br />create buildings with a human scale, making the <br />Town Center more pedestrian - friendly and a <br />pleasant place to walk. <br />Structural Legibility and Articulation <br />Facade articulation is required. Building <br />fenestration (windows and doors) and changes <br />in mass shall relate to structural systems) and <br />the organization of interior space. Vertical <br />architectural features such as columns and piers <br />help articulate building mass. <br />Base and Top Treatments <br />Unless an exceptional quality of design and <br />materials is demonstrated, building facades must <br />have three recognizable elements: a base, middle, <br />and top. <br />Base. The design of the base shall visually <br />support the building The base must be 1 to 4 <br />feet in height and must be defined by (but not <br />limited to) one or more features such as: <br />• Thicker walls <br />• Richly textured materials (e.g tile or masonry <br />treatments) <br />• Special materials such as ceramic tile, stucco, <br />granite and marble <br />Top. The top shall create an attractive profile <br />for the building and must be defined by (but <br />not limited to) one or more features such <br />as: <br />• Cornice treatments <br />• Roof overhangs with brackets <br />• Stepped parapets <br />• Richly textured materials (e.g tile or Screening. Rooftop equipment shall be screened from the line <br />masonry treatments) of sight of pedestrians and integrated into the design and <br />massing of the roof form. <br />Roof Form /Rooftop Equipment <br />A variety of roof forms are permitted. <br />Changes in roof form must correspond <br />with a building's structural bays and massing Mechanical equipment must be integrated into the <br />overall mass of a building and screened behind parapets or recessed into hips, gables, parapets or <br />similar features. Plain equipment boxes are not acceptable. <br />Massing. Along build -to lines, building massing <br />shall vary and help highlight entries. <br />`Big Box" Buildings. .Even amey from build-to <br />lines, the entries to large, bog buildings shall be <br />defined through building massing, landscaping, or <br />architectural features such ar trellises. <br />25 <br />
