Planning & Zoning Board <br />August 9, 2000 <br />Page 7 <br />• Chair Schaps asked the applicant if he would like to make comment. <br />• <br />• <br />Steve Krause, applicant, stated he did not know the right -of -way was an issue until he <br />received the staff report. He stated he understands the reason for this request in case the <br />roadway is improved but he is not necessarily in agreement due to the location of his well <br />and low drainage area. Mr. Krause stated the proposed location is higher in elevation so <br />he would prefer that it not be relocated. <br />Chair Schaps explained the concern of the City to assure the garage meets the required <br />setbacks should the roadway be improved and widened. He asked if meeting this <br />requirement will be a problem. <br />Mr. Krause stated he has placed 32 dump loads of dirt in his proposed location and more <br />fill would be needed to relocate the garage. Also, trees would have to be removed to <br />assure proper drainage is maintained. Mr. Krause stated the driveway area has also been <br />filled. <br />Ms. Lane asked if it is feasible to drive over the area a well. Ms. Wyland stated a <br />distance needs to be maintained from the location ell. <br />Mr. Schilling asked if this size of garage is ne <br />heated, and used for his wood working ho <br />been completed in preparation for the con <br />r. Chair Schaps stated that is a concern. <br />Ms. Lane made a MOTION to approve the request of Steve Kraus for a variance to allow <br />the construction of a 40' x 40' (1,600 sq. ft.) detached garage in front of his home at 8025 <br />Wood Duck Trail, with the following conditions: <br />1. Proper building permits are obtained prior to any construction. <br />2. The accessory building is located 50' from the current front property line on <br />Wood Duck Trail. <br />The motion was supported by Mr. Corson. Motion carried 6 -0. <br />Since City Engineer Powell was not available, staff requested that Item D be considered <br />next. Item C will be considered when Mr. Powell is available. <br />
