C <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: December 13, 2000 <br />TOPIC: Site and Building Plan Review for <br />Accessory Building <br />UDOR, 500 Apollo Drive <br />BACKGROUND <br />We have received an application for an accessory storage building on the UDOR site. <br />The principal building approved in 1994 was originally 6000 sf. The City approved an <br />addition of 2400 sf in July 1999. One of the conditions of approval was that two existing <br />accessory buildings be removed prior to construction of the new addition. That did not <br />occur. The accessory building were built without a building permit. Mr. Gordy Johnson <br />of UDOR wants to replace one of the accessory buildings with a new one. <br />The site is in the GI General Industrial zoning district. The distribution business, the <br />principal use of the site, clearly is a listed permitted use in the district. However, <br />accessory buildings such as this are not listed as an allowable accessory use. Before a <br />site plan can be approved, the proposed use must be allowable under the ordinance. <br />This review is based on the following plan submittals: <br />site plan drawing <br />building elevations <br />ANALYSIS <br />• Building <br />rec'd 10/31/00 <br />rec'd 10/31/00 <br />The proposed structure includes an storage building as well as a un- roofed walled area to <br />screen the business' trash dumpster. The building footprint is 14' x 26', or 364 sf. The <br />trash area would be 8' x 14'. The building will be about 10' high. The walls would be <br />concrete block on a concrete slab. The submitted information does not show the location <br />of the building on the site. Proper setbacks from property lines would be required. <br />• Uses Allowed By Zoning Ordinance <br />The zoning ordinance lists uses allowed in each zoning district, which are classified as <br />permitted, accessory, interim, or conditional uses. <br />
