I have the <br />following comments: <br />1. The 99 feet of right -of -way shown on the preliminary plat for Apollo Drive at Lake Drive <br />will likely be inadequate. The developer will need to work with Anoka County Highway <br />Department and determine what turning movements will be necessary. Then the <br />appropriate amount of right -of -way can be determined. <br />2. The access to the site off of Lake Drive, between Apollo Drive and 77th Street, will need <br />to be reviewed by the Anoka County Highway Department. <br />3. Details are needed for sanitary, watermain, storm sewer, streets, and erosion control <br />construction. <br />4. A licensed surveyor must sign the preliminary plat and all lines must be dimensioned. <br />5. The drainage calculations need to include the calculations for the time of concentrations <br />used. Currently, they are directly entered. <br />6. The calculations for the post development 10 -year storm were not included in the report. <br />7. The calculations for the pre - development 1, 10, and 100 -year storms were not included in <br />the report. <br />8. A copy of the soil report from AET must be submitted. The current submittal only <br />contains the soil boring logs. <br />9. All pipe lengths and grades for the sanitary sewer must be shown on the utility plan. <br />10. The minimum allowable size watermain is 8 inch. <br />11. The minimum allowable size sanitary sewer main is 8 inch. <br />12. All watermain fittings must be shown on the utility plan. <br />13. The size of the water service for Retail D must be shown on the utility plan. <br />14. Connections to the existing sanitary manholes on Lake Drive must be outside drops. <br />15.
