• <br />• <br />Molin Concrete <br />September 11, 2001 <br />page 2 <br />The City has received complaints from residents near the Molin site, especially from the <br />Sherwood Green area to the north. The primary concern has been noise. This has <br />included both noise from back -up beepers on equipment and the noise of the equipment <br />itself. Others complaints have included concerns about landscaping and dust. The City <br />Council discussed these issues at several work sessions in 2001. <br />This report is based on the following submittals received August 13, 2001 or as noted: <br />Grading, Drainage and Erosion Control Plan Plowe Engineering <br />Utility Plan Plowe Engineering <br />Wetland Mitigation Plan Plowe Engineering <br />Set of Architectural, Structural, Mechanical Professional Design Group <br />includes Site Plan, Floor Plan, Building Elevations, mechanical, electrical, etc. <br />Letter from Randy Molin dated August 7, received August 8 <br />ANALYSIS <br />The Molin site includes approximately 55 acres. The entire site is guided for industrial <br />use by the new comprehensive plan. The north 20 acres of the site is zoned LI, the <br />southern 35 acres is zoned GI. Surrounding land use and zoning is shown in the table: <br />Site and Building Plan Review <br />Structure: The proposed new structure is a building for extruded precast <br />manufacturing. The building is approximately 600 feet long and 66' wide. It will have <br />precast concrete walls 36' high for the majority of the building. There will be a smooth <br />band with windows four feet wide at the 25' height. Near the south end the building <br />itself will increase to 45' high, then decrease to 11'. <br />• At the south end there will be two cement silos rising to approximately 85' in height. <br />Near the silos are below -grade material bins for aggregate and sand. <br />Existing Land Use <br />Comp.
