•
•
Since 1897
CONCRETE PRODUCTS COMPANY
August 7, 2001
Mr. Jeff Smyser
City Planner
City of Lino Lakes
600 Town Center Parkway
Lino Lakes, MN. 55014
Dear Jeff:
RECEIVED
AUG 0 8 2001
CITY OF LINO LAKES
This letter is regarding the outstanding conditions of approval for our conditional use permit that
was approved by the Lino Lakes City Council on October 27, 1997.
Based on the responses I gave to your report at the June 6, 2001 City Council work session, we,
Molin Concrete Products had completed all but four of the remaining conditions at that time.
We have subsequently completed Condition 1 lc pertaining to the audible warning devices on our
yard equipment as outlined here:
• Condition 1lc: We have recently received permission from Minnesota OSHA to use
strobe lights in place of the audible warning devices on our yard equipment between the
hours of 6:00 p.m. and 8:00 a.m. We are currently implementing this practice.
On August 1, 2001, I spoke with Alan Brixius of Northwest Associated Consultants and we
discussed the events from October 1997. He agrees that with the increased height of the berm,
along with our proposed substitute plantings along the berm in conjunction with our intended
efforts to assure their survival, that the three remaining conditions should be removed from our
conditional use permit. These items could prove to be very costly and we see no significant
benefits for the nearby neighbors in specific or for the community in general, by having them
completed. Below you will find an explanation of why we feel each one should be removed:
• Condition 1la: Storing our wall panels parallel to the berm in our northerly yard to act as
a sound buffer was in the beginning, a very good idea. However, it was proposed before the
berm height was increased. When our product is stacked, it is only five feet high, and with it
stacked in close proximity to the berm, the direction of the stack will have no effect at all.
With the way the panels are arranged in our north storage yard now, the shuttle lift that
handles the panels travels into the storage yard, picks up or sets down a wall panel, and then
drives south, out of the storage yard, to load or unload a truck. If we were to store the panels
parallel to the berm, the shuttle lift could, at certain times, remain close to the northern edge
of the storage yard for much longer periods of time, actually increasing the level of noise
exposure to the neighbors.
OUR MISSION IS "BUILDING" CUSTOMER SATISFACTION THROUGH GENERATIONS OF TEAMWORK
Flexicore Hollowcore Plank • Wallpanels • Beams and Columns • Misc.
