• <br />• <br />d. Cross access easements must be provided for the driveway shared by both lots. <br />8. The lighting plan/packet must be revised to provide the following: <br />a. A revised lighting plan including shielded fixtures with 90 degree cut offs and a revised <br />photometric plan that meets the maximum foot candle requirements. <br />9. The existing access on the north side of the Lake Drive frontage will be allowed to remain as a right in <br />only access until such time that the agreement with the county and city expires or the new facility is <br />constructed. <br />10. Pond and wetland areas must be planted with the city's native seed mix and managed for a minimum <br />term of 3 years with a city approved contractor. <br />11. Colored elevations must be submitted for the principal building and fuel canopy. <br />12. No merchandise may be displayed outside of the principal building. <br />13. No ground sign may be installed on the Town Center Parkway street frontage for the Holiday <br />Stationstore site unless the Lake Drive street frontage sign is reduced to 32 square feet in area. <br />14. Details of the required oil /grit separator and fuel spill catch basin system must be submitted for review <br />by staff prior to approval. <br />15. The applicant will need to demonstrate that the Public Address system will not be audible from the <br />property line at time of installation. <br />16. All flashing used for the building and canopy must be earth -tone in color and compatible with the rest of <br />the principal building's color palette. <br />17. The landscaping plan should be revised to add a shrub row along the south parking area of sufficient <br />height and density to provide a screen for vehicle headlights. <br />18.
