Holiday Stationstore Preliminary Grading, Utility, and Erosion Control Plans submitted by Insites, <br />dated January 12, 2007. <br />2. Holiday Stationstore Stormwater Management Calculations submitted by Sunde Engineering, PLLC, <br />dated January 15, 2007. <br />The following are significant issues that must be addressed prior to preliminary plat approval: <br />1. Rice Creek Watershed District will need to confirm that the wetland delineation shown on the Plans <br />is a constructed pond and not a wetland. <br />2. Include all depressional storage on the site in the existing conditions model and route through the <br />existing storm sewer that discharges to the I35W Right -of -Way. <br />3. Since disturbed pervious areas are typically compacted during grading operations and will be restored <br />with topsoil, a curve number that corresponds to Type B soils should be used for all disturbed <br />pervious areas in the proposed conditions model. <br />4. Existing and proposed rates may change due to modifications of the model based on comments 2 and <br />3 above. Rate control requirements will be reviewed when the updated models are re- submitted. <br />5. The water quality volume in the proposed pond may change due to modifications of proposed curve <br />numbers based on comment 3 above. The water quality volumes will be reviewed when the updated <br />calculations are re- submitted. <br />The following are minor plan, calculations, and drafting corrections that must be addressed prior to final <br />approval: <br />1. Include a detail of the pond outlet structure on the Plans. <br />2. Include a `rip -rap at flared end section' detail on the Plan. <br />•3.
