The proposed use conforms with all performance standards contained herein. <br />The application lacks sufficient information to determine if the project conforms <br />to standards for motor fuel stations. Architectural information also is lacking, <br />which is required for a planned unit development. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />Sanitary sewer capacity exists to accommodate the project as proposed. <br />Preliminary analysis does not determine that the project is infeasible, though <br />additional information is necessary. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />A traffic study of the development application demonstrates roadway system <br />breakdown at the study intersections if full development is realized. <br />ENVIRONMENTAL BOARD ACTION <br />The Environmental Board reviewed the project on January 31, 2007. Their comments are <br />attached . <br />OPTIONS <br />1. Recommend approval of the project as proposed. <br />2. Recommend denial of the project based on the finding listed in this report. <br />RECOMMENDATION <br />Option 2 <br />FINDINGS <br />1. The City of Lino Lakes has a Comprehensive Plan, zoning ordinance, subdivision <br />ordinance, and other official controls to promote the public health, safety and welfare <br />by guiding and regulating development in the city. <br />
