As indicated previously, <br />Shoreview does have concerns regarding the impact "big box" retail may have on the transportation <br />network. These same concerns are present with the proposed retail component of thc development <br />plan. <br />It appears that the retail area is designed with approximately 77,500 square feet of space and includes <br />a grocery store. It is our understanding that any redevelopment of this area would instigate roadway <br />improvements on Highway 49 north of County Road J. The intersection as it stands today would <br />require significant geometric improvements and /or signalization to accommodate the growth, traffic <br />volumes and patterns from such a development. Furthermore, Shoreview is concerned about thc <br />potential downstream impacts on Highway 49 since the road south of County Road 1 is currently <br />constructed as a two -lane roadway. This road is under the jurisdiction of Ramsey County and Ramsey <br />County is beginning a formal multi -city visioning process to look at potential roadway improvements <br />for the Highway 49 Corridor from Highway 36 to County Road J. The City does not expect the <br />segment of Highway 49 south of County Road J to be prioritized for improvements; nor is funding <br />currently available to improve this roadway segment. The City does have significant concerns <br />regarding thc potential traffic impacts the retail development, specifically the grocery store, will have <br />on the capacity of Highway 49 south of the redevelopment area. The City prefers redevelopment be <br />limited to housing and smaller scale retail uses that serve the nearby neighborhoods so as not to <br />negatively impact the function of Highway 49 or the surrounding neighborhoods. <br />• <br />Please pass these comments along to your Planning Commission and City Council members.
