• <br />Mr. Jeff Smyser <br />December 13, 2006 <br />Page 9 <br />Planned Unit Development Application <br />A Planned Unit Development ( "PUD ") will provide the flexibility needed on the Site to <br />maximize natural amenities, preserve existing trees, and provide high - quality mixed -use design. <br />The attached Site Plan and data sheets provide lot, setback, boundary, grading and landscaping <br />information. The data sheets for the planned development confirm Comforts of Home's <br />conformance with the City's Comprehensive Plan and PUD zoning standards. <br />The City's Zoning Code suggests that general business uses can include retail, grocery, motor <br />fuel /convenience, restaurants, and office. The Mixed Use Comprehensive Plan designation <br />supports medium density residential. <br />CORE seeks to provide a setting for medium density housing combined with complimentary and <br />supporting business uses that serve a neighborhood. The commercial uses will be neighborhood <br />scale and will be consistent with the permitted uses in the City Ordinance. <br />In addition to the Site Plan submittal, the applicant submits additional information consistent <br />with City's requests for consideration of a PUD / preliminary plat approval. <br />Sewer and Water Service <br />The Metropolitan Urban Service Area, or "MUSA," is managed by the Metropolitan Council to <br />ensure that regional services and facilities, such as sewers and major highways, are provided or <br />planned for the seven - county region. The Site has been approved for MUSA. <br />Public sewer or water services do not currently serve the Site. However, Metropolitan Council <br />Environmental Services ( "MCES ") will provide trunk sewer service to the Site. CORE has <br />secured the easements necessary to bring sanitary sewer and public water to the Site. This <br />investment will allow the City to pursue additional development in the Study Area, including the <br />property south of the Site. <br />In addition, the submittal provides information showing how public utilities, drainage and roads <br />can be extended to serve adjacent property. <br />Landscaping Plan <br />Landscaping and planting will be provided throughout the 17 -acre Site in a manner <br />complimentary to the uses proposed. The plan addresses screening and tree replacement <br />requirements. <br />Tree Preservation Plan <br />• A complete tree preservation plan is included confirming trees to be saved and removed. A tree <br />count table totaling trees saved and trees removed is included. <br />
