The data sheets for the planned development confirm Comforts of Home's
conformance with the City's Comprehensive Plan and PUD zoning standards.
The City's Zoning Code suggests that general business uses can include retail, grocery, motor
fuel /convenience, restaurants, and office. The Mixed Use Comprehensive Plan designation
supports medium density residential.
CORE seeks to provide a setting for medium density housing combined with complimentary and
supporting business uses that serve a neighborhood. The commercial uses will be neighborhood
scale and will be consistent with the permitted uses in the City Ordinance.
In addition to the Site Plan submittal, the applicant submits additional information consistent
with City's requests for consideration of a PUD / preliminary plat approval.
Sewer and Water Service
The Metropolitan Urban Service Area, or "MUSA," is managed by the Metropolitan Council to
ensure that regional services and facilities, such as sewers and major highways, are provided or
planned for the seven - county region. The Site has been approved for MUSA.
Public sewer or water services do not currently serve the Site. However, Metropolitan Council
Environmental Services ( "MCES ") will provide trunk sewer service to the Site. CORE has
secured the easements necessary to bring sanitary sewer and public water to the Site. This
investment will allow the City to pursue additional development in the Study Area, including the
property south of the Site.
In addition, the submittal provides information showing how public utilities, drainage and roads
can be extended to serve adjacent property.
Landscaping Plan
Landscaping and planting will be provided throughout the 17 -acre Site in a manner
complimentary to the uses proposed. The plan addresses screening and tree replacement
requirements.
Tree Preservation Plan
• A complete tree preservation plan is included confirming trees to be saved and removed. A tree
count table totaling trees saved and trees removed is included.
