Mr. Jeff Smyser <br />December 13, 2006 <br />Page 10 <br />Lighting Plan <br />A lighting plan and photometric study of the Site has been prepared and is submitted. <br />Consistent Site Layouts <br />All of the plans submitted have the same layout for the Site. <br />Floor Plans and Elevations for Housing Product <br />The architectural plans contain complete floor plans and elevations for the assisted living <br />buildings, the single story building linking the assisted living buildings, and the townhomes per <br />Lino Lakes' Subdivision Ordinance, Preliminary Plat § 1004 -1 -8. <br />Plans and elevations for the retail / commercial pads are not yet available nor does the City <br />require them at this time. Building pad and minimum building set backs are shown for all <br />proposed commercial buildings per Lino Lakes' Subdivision Ordinance, Preliminary Plat § <br />1104 -1 -3. <br />Additional Public Benefits <br />City Parks /Trails <br />In addition to proposing trails winding through the residential component of the Site, the City has <br />the authority to receive fees paid in lieu of land dedication to support the City's overall parks and <br />open space goals. <br />Increased Tax Base <br />The Site is underdeveloped and contributes very little property tax to the City's general fund. As <br />proposed, the Site will dramatically increase the property tax paid to the City. This benefit will <br />be realized immediately as the project does not rely on tax increment financing or any other <br />public subsidy. <br />Quality of Life <br />The City's Quality of Life Study shows that there is a desire to see future development to address <br />core quality of life issues. The Comforts of Home / CORE proposal can assist the City in <br />achieving some of these citizen requests. <br />1. Transportation Improvements. The community wants to achieve traffic safety <br />improvements at Hodgson Road and County Road J. Coordinating the improvements <br />planned for this intersection and the development to the north will achieve access <br />management and planning for increasing traffic in the area. <br />• <br />• <br />• <br />
