In addition, there must be an arrangement <br />for pumping the tank until the required minimal flow for the overall system is <br />achieved. <br />3. The right of way for the east 33 feet of East Rondeau Lake Road shall be dedicated <br />with the plat. <br />4. Park dedication shall be paid in accordance with City policy in effect at the time of <br />preliminary plat approval by the City Council. <br />5. A permit shall be obtained from the Rice Creek Watershed District prior to site work <br />and the project must comply with all permit conditions. <br />6. A conservation easement covering Outlots C, D, and E shall be dedicated to the City. <br />The conservation easement shall provide for the possibility of future ecological <br />restoration work, to be determined by future agreement between property owners and <br />the City. Specifics conditions of the easement shall be listed in an easement document <br />and reviewed prior to approval of the final plat. <br />7. Homeowners' association documents shall be submitted for City review prior to final <br />plat approval. The declaration of covenants, restrictions, easements, or other <br />documents must provide for the common ownership, protection, and maintenance of <br />the outlots, private road, community septic system, and other elements necessary to <br />the health, safety, and welfare of the general public and the residents of the project. <br />Homeowners' association documents must include recognition of the conservation <br />easement. <br />8. possible other conditions... <br />This review is based on the following submittals, received January 16, 2007: <br />1.
