Stormwater management in light of the goals and requirements of the AUAR mitigation <br />plan. <br />8. The wetland impacts and mitigation must be determined. Ultimately, a permit must be <br />obtained from the Rice Creek Watershed District prior to site work and the project must <br />comply with all permit conditions. <br />9. Snow storage or removal from the site must be addressed. <br />10. Landscaping plan revisions should address the recommendations of the City Forester and <br />Environmental Board. <br />11. Several site circulation issues must be addressed on revised plans, including but not <br />necessarily limited to: access locations and directions along the slip lane entrance from <br />Main St.; car wash stacking and parking areas; drive through window on the large retail <br />building; driveway locations. <br />12. Consider breaking up the east and west elevations of the retail building on L 1 B1 with a <br />horizontal band to change the color or material and establish a visual base - middle -top on <br />those walls. <br />13. The trash enclosure for the retail building on L1 B1 must be attached to the building and <br />shown as attached on the building elevation or plan. <br />14. The McDonald's north building door, site layout, and drive through circulation should be <br />re- examined in relation to one another. <br />15. The commercial building architectural standards in the zoning ordinance prohibit EIFS <br />from being closer than three feet to the ground. This must be corrected on the <br />McDonald's building. <br />16. The south facade of McDonald's should be re- examined for the possibility of <br />incorporating a base - middle -top appearance. <br />17. The trash enclosure for the retail building on L1 B2 must be attached to the building and <br />shown on the building elevation or plan as attached. <br />18. Additional information on use and access to patio behind large retail building. <br />19. Trail construction may be incorporated into this project. <br />20. The signage plan must be amended to comply with the sign ordinance. <br />21. City Engineer review comments must be addressed. <br />• <br />• <br />• <br />
